The State government has issued two government orders (GOs) on land pooling scheme (LPS) for the world-class sports city and housing scheme for economically weaker sections under PM Awas Yojana proposed at Tri-Junction, Sabbavaram and for weaker sections’ housing at Kommadi and Paradesipalem. The Visakhapatnam Urban Development Authority (VUDA) will implement the land pooling scheme
The GO on the land pooling at Tri-Junction permits the VUDA to develop 898.47 acres
Land allocation
After apportioning the share to land owners in various categories, the urban development agency will earmark 150 acres to the Sports Authority of Andhra Pradesh (SPAP)
The proposed sports complex comprises a coaching centre, a sports medicine centre and suitable indoor and outdoor playgrounds to host international events
The GO further said that the Greater Visakhapatnam Municipal Corporation (GVMC) would be allocated 400 acres for affordable housing scheme and the VUDA would keep 25 % of the developed land to meet expenses of development
As part of the scheme, in the land of assignees developer will get 1520 sq yards and individual residential share will be 900 square yards
In encroached land on unobjectionable government land, developer gets 1970 square yards and individual 450 square yards and encroacher in objectionable government land will get 250 sq yards and developer 2170 sq yards
Survey conducted
Already a survey conducted recently by the authority concerned has identified 990.89 acres of the 1570.04 acres at Tri-Junction as fit for use
As part of the other GO, the VUDA has been told to undertake land-pooling exercise in 149.77 acres at Kommadi and Paradesipalem villages for the housing scheme meant for weaker sections
The pattern of allotment for various categories are the same as that of the project proposed at Tri-Junction
Laying down the schedule for the process, the government order also said that the land-pooling exercise should be completed in six months
